The Realtor's Role

It's important for anyone buying real estate in the State of Wisconsin to understand buyer options and the REALTOR'S® role when purchasing a home. Once understood, a buyer may then take the necessary steps to assure they are properly represented in a real estate transaction.


With this option, the real estate agent you are working with to purchase a home is actually a subagent to the real estate firm who has the house listed and is not your agent. You are a customer of the agent but not a client. There is no signed agreement between you and a selling agent so you do not have representation by a selling agent. A selling agent has the following duties in a real estate transaction:

  • Loyalty to the Seller
  • Negotiating the highest possible price
  • Structuring the offer in favor of the Seller's best interests


With this option, the real estate agent who is working for you to purchase a home is your agent and does not have a sub-agency role to any other real estate firms that represent a seller. A signed agreement must exist between you and your Buyer Agent per Wisconsin state statutes. Only a Buyer Agent may represent a buyer's interest ahead of the seller's interest in a real estate transaction. Your Buyer Agent can solely represent you on homes listed by other REALTORS, For Sale By Owner properties, and homes listed by your buyer agent or the real estate firm they work for through designated agency. A buyer agent has the following duties in a real estate transaction:

  • Loyalty to the Buyer
  • Negotiating the lowest possible price
  • Structuring an offer in favor of the Buyer's best interests
